We started with the owner's selection of the consultant and reviewed all the architectural, structural, electromechanical plans and specifications. A detailed explanation was made of how to connect the old building to the new one and the required work method, as the owner resides in the house and will not leave the premises during the construction period. The complete design was completed and tender documents prepared in just 5 months.
During the tender stage, 10 contractors were called and a site visit was made before pricing. We were able to sign with a contractor at a price 15% lower than the average prices after a technical and financial study of all the contractors.
During the construction stage: the execution period was 8 months contractually, and it was executed within 10 months, including the decoration work added by the owner after contracting with the contractor. We provided the following: 50 site reports, 125 site visits, 45 site meetings with the consultant and contractor, more than 3 quotations for each item in the project such as doors, porcelain, stone, and others.
30% of additional work invoices requested by the owner were provided. Following up on all material requests and rejecting any materials that did not comply with the specifications. For example, when receiving the staircase marble, it was completely rejected for not matching the type approved by the owner. The porcelain work for the bathroom walls at the beginning was not suitable technically and was completely removed and re-executed correctly. Ensuring the payment of the consultant and the contractor and working on not paying more than the value of the work done at the site.
Acceptance stage: a detailed report with all site notes and a visit every two days over a period of 3 weeks and updating the report to ensure the project was received without any remaining notes, which was indeed achieved
